Austin’s Climate Is Harder on Exterior Paint Than Most Homeowners Realize

Most people think exterior painting is straightforward — pick a color, roll it on, done. What we’ve seen after decades of working on Austin homes is that the climate here is genuinely one of the most demanding environments for exterior paint in the country.

What Austin’s Heat and UV Do to Exterior Paint Over Time

UV intensity in Central Texas degrades paint binders faster than in most U.S. climates — that’s why faded paint on house exteriors is such a common sight in Austin neighborhoods, even on homes that were painted relatively recently. Add in summer temperatures that can push surfaces above 150°F and sudden temperature drops in winter, and paint that wasn’t applied correctly or wasn’t formulated for this climate will fail ahead of schedule.

Hail is the other factor most homeowners don’t think about until after the storm.

Why Product Selection Matters More Here Than Almost Anywhere Else

Not every paint holds up equally in Texas conditions. We’ve tested enough products over 30 years to know which formulas resist UV degradation, which primers actually bond to the surfaces common in Austin homes, and which finishes stay flexible enough to handle the expansion and contraction that comes with our temperature swings.

Something we always tell clients upfront: the paint itself is only part of the equation. Surface preparation and primer selection determine how long any paint job lasts — more than the brand on the can.

Exterior House Painters in Austin Who Handle Every Detail — Not Just the Color

When homeowners come to us after a bad experience with another crew, the complaint is almost always the same — the paint looked fine for a few months, and then it started to fail. Nine times out of ten, it traces back to preparation.

We’ve completed enough projects across Austin to know that skipping prep doesn’t save time — it just moves the failure date forward.

Surface Prep, Wood Repair, and Caulking — Before a Brush Touches Your Home

Before any painting begins, our crew handles every surface condition issue that would compromise the finished result:

  • Power washing and full surface cleaning
  • Scraping and sanding loose or failing paint
  • Caulking gaps around windows, doors, trim, and joints
  • Wood rot repair and replacement where needed
  • Spot priming and full prime coats where required by surface condition

If there’s rotted wood on your soffits or trim, we repair it before painting — so you’re not sealing a problem under a new coat of paint.

Premium Products From Sherwin-Williams and Benjamin Moore, Matched to Texas Conditions

We work exclusively with Sherwin-Williams and Benjamin Moore commercial-grade exterior products. Our team will walk you through the specific lines recommended for your home’s surfaces, sun exposure, and color goals — and we’ll explain why, so you’re making an informed decision, not just picking from a color deck.

Kap and his team are great! I've had them out to my house a number of times for siding repair and each time it's been quality work at a fair price. 21st Century are my go to guys!

Kap Makalena and his team did an awesome job. They did a thorough job of 1st power washing and then let it dry. This was followed by caulking . Subsequently they painted Eaves and Gutters, Garage door, Wooden Posts, Base Stucco and Trim Stucco and then the walls. Overall happy with their work.

We first reached out to 21st Century Painters back in May 2022 for a whole-house estimate. Although we weren’t ready to kick off the project just yet, their reasonable quote and stellar reputation in the Austin area kept them at the top of my list. Fast forward to March 2026: as we began preparing for broader home renovations, we reconnected with them for an updated whole-house quote. After hiring a handyman to take care of minor repairs around the house, we were finally ready to paint by May. Because 21st Century is so popular with local school districts and commercial clients, their summer schedule fills up fast. However, they promised they could start our project in August during the first week of school, and they delivered right on schedule. Throughout the planning phase, they were incredibly responsive to all my questions and accommodating whenever I needed to update our project scope. When work began, the execution was incredible. They initially estimated the job would take between a week and a half to two weeks. For our nearly 3,200 sq. ft. home, we stayed at a nearby Airbnb expecting a longer process, but their team was so efficient they started on Monday and wrapped up completely by Saturday! The quality of work was outstanding, and their customer service is truly top-notch. As a self-proclaimed perfectionist, I was amazed when I did my initial walkthrough. There were only a few minor spots that needed touch-ups; everything else looked flawless. The owner, Gary, and project manager, Mike, maintained excellent communication and knew the exact status of the project at all times. The crew was courteous, respectful of our belongings, and made sure the house was securely locked up every day. During the final walkthrough, Gary personally ensured I was 100% satisfied and had the team address the few touch-up spots right on the spot. They were so appreciative of our flexibility with scheduling that they even brought a box of donuts to the final walkthrough! Our home literally feels brand new now, and we are so excited to enjoy it for years to come. I will definitely be hiring 21st Century for any future painting needs.

Gary and his crew did a great job of communicating and showing up exactly when they said they would. The work done on the house including painting and repair work on two doors was wonderful. I’d recommend them to anyone

We've used Kap with 21Century to paint our home a few years ago and it has held up great. This August we had some wood rot on our tile roof home that needed to be repaired. Kap came out again and his team did a great job repairing the damage and adding flashing where we animals chewing under the eves. We would definitely use his crew again if we have any repairs.

They did a great job replacing our roof, building a new chimney cap, painting exterior and replacing rotted wood. They were efficient and professional. The price was right. Thank you Kap!

Our Exterior Painting Services for Austin Homeowners

We work on exterior painting projects of all sizes — from single-wall touch-ups to complete whole-home repaints. Here’s what we handle:

Full Exterior Repaints

The most common project we complete. A full repaint covers all exterior surfaces — siding, trim, fascia, soffits, doors, and accent elements — giving the home a cohesive, fresh result that holds up for years when prepared and applied correctly. If you’re refreshing the outside of your home, it’s also a good time to look at what’s happening on the inside — our interior painting team in Austin handles everything from single rooms to full whole-home repaints.

Partial Repaints, Touch-Ups, and Storm Damage Repainting

Not every project is a full repaint. If hail or wind damaged specific sections of your exterior, or if you’re dealing with isolated paint failure, we assess what’s needed and recommend the right scope — no automatic upsell to a full repaint if it isn’t warranted. For homes with storm-related exterior damage, we also work alongside our insurance claims coordination team to make the process easier.

Siding Painting and Staining

Wood, fiber cement, engineered wood, and lap siding all require specific products and application methods. If your siding needs painting or restaining, we handle it as part of a broader exterior project or as a standalone service. If your siding is at the end of its life and needs replacement before painting makes sense, our siding installation team can step in first.

Wood Repair and Replacement Before Painting

We don’t paint over problems. If trim, fascia boards, soffits, or window surrounds have rot damage, we repair or replace them before any paint goes on. This is the step most homeowners don’t realize is part of the service — and it’s the step that separates a paint job that lasts from one that doesn’t.

Thinking About Selling? A Fresh Exterior Paint Job Is One of Austin’s Best Pre-Sale Investments

If you’re still weighing whether a professional paint job is worth the investment, our guide on how professional painting transforms your home’s value and appearance walks through exactly what a quality exterior repaint can do for your property. We’ve painted homes for Austin homeowners the week before they listed — and we’ve seen the difference it makes. A clean, freshly painted exterior signals to buyers that the property has been maintained. In a competitive Austin market, curb appeal isn’t just aesthetic — it affects the offers you receive and how fast you receive them.

If you’re preparing to list, we can assess your exterior, recommend the color palette most likely to appeal broadly to buyers, and complete the project on a timeline that works with your listing schedule. We’ve done this more times than we can count, and we know how to move quickly when the timeline is tight.

The cost of a professional exterior paint job is typically a fraction of what a price reduction costs you — and it often pays for itself in the final sale price.

How Our Exterior Painting Process Works — From First Call to Final Walkthrough

One of the most common things we hear from new clients is that they didn’t know what to expect from a painting project — how long it takes, what access we need, whether they have to be home. We walk every client through the process before work begins so there are no surprises.

Step 1 — Free Estimate and Color Consultation

We visit your property, assess the surfaces, identify any prep or repair needs, and give you a written estimate covering the full scope. We also offer color guidance — if you’re not sure where to start, we’ve helped hundreds of Austin homeowners work through the decision. The estimate is free with no obligation.

Step 2 — Prep, Repairs, Priming, and Painting

We handle everything: power washing, scraping, caulking, repairs, priming, and painting — in that order. We don’t skip steps based on timeline. The prep phase takes as long as it takes, because that’s where the longevity of the project is determined.

Step 3 — Daily Cleanup and Final Walkthrough

We clean the jobsite at the end of every working day. When the project is complete, we walk through the finished work with you — not to check a box, but to make sure every detail meets your expectations before we consider the job done.

House Painting Contractors in Austin With Nearly 30 Years of Local Experience

When you’re deciding which exterior painting company to trust with your home, tenure and track record matter. We’ve been operating in Austin since 1996 — which means we’ve painted homes in nearly every neighborhood in the city, managed projects through every kind of Texas weather, and built a reputation that’s sustained by results, not marketing.

Some of our clients have been with us for multiple projects over the years. That’s not something you earn with a one-time good job — it’s something that comes from consistency.

EPA Lead-Safe Certified — Important for Austin Homes Built Before 1978

If your home was built before 1978, lead-based paint may be present in existing layers. Federal law requires contractors to follow specific safety protocols when disturbing lead paint — and not every painting company in Austin is certified to do so.

21st Century is EPA Lead-Safe certified. For homeowners in Austin’s older neighborhoods — Hyde Park, Travis Heights, Bouldin Creek, Clarksville, and others — this certification matters. It protects your family during the project and ensures the work is done in compliance with EPA regulations. This is a credential most local competitors don’t mention because they don’t have it.

400+ Five-Star Google Reviews From Austin Homeowners

We have over 400 five-star Google reviews from homeowners across Austin and Central Texas. We’d encourage you to read them — not for the star rating, but for the specifics. You’ll see the same things mentioned repeatedly: the crew showed up on time, the prep work was thorough, the site was left clean, and the finished result exceeded expectations. That consistency doesn’t happen by accident. If the property you’re painting is a business rather than a home, our commercial painting services in Austin cover everything from storefronts and office buildings to multi-unit developments — with the same licensed crew and no subcontracting.

Serving Austin and Surrounding Central Texas Communities

We serve homeowners throughout Austin and the broader Central Texas corridor — including Round Rock, Pflugerville, Cedar Park, Leander, Georgetown, Kyle, Buda, Lakeway, Westlake, Steiner Ranch, and Tarrytown.

If you’re not sure whether we cover your specific area, give us a call. Chances are, we do — and we probably have a completed project nearby you could reference.

If you have both exterior painting and roofing needs — common after a storm season — our residential roofing team can handle both in a coordinated project so you’re not managing two separate contractors.

What Homeowners Ask Before Hiring an Exterior Painter

How Much Does Exterior House Painting Cost in Austin TX?

Exterior painting costs in Austin vary based on the size of the home, the condition of existing surfaces, the scope of prep and repair work needed, and the products specified. Most whole-home exterior repaints in the Austin market fall in a range that reflects the size and complexity of the project — the only accurate way to give you a number is to assess the home in person. Our estimates are free, detailed, and written, so you’ll know exactly what you’re paying for before any work begins.

How Long Does Exterior Paint Last in Texas Heat?

A well-prepared and correctly applied exterior paint job in Austin should last between 7 and 10 years under normal conditions. Homes with significant sun exposure on certain elevations may see some fading sooner, but with the right product selection and primer, performance holds up well. Paint that fails in 3 to 4 years almost always traces back to inadequate surface preparation or the wrong product for the climate — not the paint brand itself.

Do I Need to Be Home While Exterior Painters Are Working?

You don’t need to be home throughout the project. We’ll walk through the scope with you before work begins, and you can share any access instructions or preferences at that point. Some clients prefer to be home on the first day to see the crew get started — others aren’t home at all during the project. Either way works for us. We communicate daily on progress and flag anything that comes up.

How Long Does an Exterior Painting Project Take in Austin?

Most single-family exterior repaints in Austin take between 3 and 7 days depending on home size, surface condition, and weather. We’ll give you a realistic timeline during the estimate — not the most optimistic one. If weather causes a delay, we communicate immediately and adjust the schedule without abandoning the project mid-stream.

What Makes Your Prep Process Different From Other Austin Painters?

The short answer is that we don’t skip it. We power wash, scrape, caulk, repair, and prime before any topcoat goes on — every time. Some painting crews treat prep as optional, especially on jobs where the surface looks acceptable from the ground. We’ve seen enough failed paint jobs caused by skipped prep to know it’s never optional. If you want to hire exterior painters who treat your home’s surfaces the same way they’d treat their own, that’s the standard we hold ourselves to.

Is Your Team EPA Lead-Safe Certified for Older Austin Homes?

Yes — 21st Century is EPA Lead-Safe certified. If your home was built before 1978 and faded paint or deteriorating exterior surfaces are present, federal law requires contractors to follow lead-safe work practices when disturbing paint. Not every Austin painting company is certified to handle this work legally. Our certification covers the full project — from prep through cleanup and disposal — so you’re protected throughout.

Ready to Get Started? Your Free Estimate Is One Call Away.

Austin homeowners who’ve done their research on best exterior painters in the area tend to land in the same place — a contractor with a long track record, verified reviews, the right certifications, and a crew that treats prep as non-negotiable. That’s what we’ve built over nearly 30 years in this market.

If your home needs painting — whether it’s routine maintenance, pre-sale preparation, storm damage restoration, or a long-overdue refresh — the next step is the same regardless: a free estimate that gives you a complete picture of what the project involves and what it will cost. And if your exterior needs more than paint — interior painting, siding, or roofing — we handle those too, without subcontracting any of it.

The longer you wait on a failing exterior, the more the underlying surfaces deteriorate — and the more the eventual repair costs. The free estimate costs nothing. Request it now and let’s take a look.
